Why We Wrote This
Beach access is the question listings never answer
Every listing on this coast says “minutes to the beach.” Almost none of them tell you which beach, whether you can park, whether there’s a bathroom, or whether you can get a stroller across the sand.
We started writing these because we kept answering the same questions in the car on the way to a showing. This is the first. If you’re looking at anything in Gulf Place, Dune Allen or the west end of 30A, this is very likely the access you’d actually use.
The Detail That Matters Most
The beach mat
Soft sand defeats wheelchairs and most strollers within a few feet. The mat at Ed Walline is a rolled surface running from the end of the boardwalk out toward the water, and it turns an impossible trip into an ordinary one. If someone in your family uses a wheelchair, or you’re buying with grandparents in mind, this single feature may matter more than anything else on this page — and it isn’t in any listing description anywhere.
The Practical Problem
Parking, honestly
The lot is free and one of the larger public lots on 30A. It also fills, and in June and July it fills early. There’s no overflow that won’t get you a ticket. What that means for a buyer: if you’re considering a property within walking distance, that walk is worth a great deal more here than it looks on a map. Owning inside Gulf Place and walking over is a different summer from driving here at eleven in the morning and circling.
Evenings
Bonfires and sunset
This stretch faces almost due south with a clear western horizon, which makes it one of the better sunset beaches on the west end. Permitted bonfires are common here through the season — permits come from the South Walton Fire District, and vendors will set the whole thing up for you. If you’ve never done it, it’s worth one evening. It’s the sort of thing people who buy here end up doing every year.

Getting There
One of the larger public lots on 30A, and it still fills on summer weekends.
On the Beach
Seasonally staffed by South Walton Fire District, with the daily beach-flag system flown at the access.
Check the flag, every single time. The Gulf here looks calm on days it isn’t. Double red means the water is closed and it is enforced. Purple means marine life, usually jellyfish. The flags are flown at the access and they aren’t decorative.
Beach rules change by season and by stretch. Leave-no-trace is enforced overnight, dogs are restricted, and tents and chairs left out get removed. Check the current rules the week you arrive rather than trusting a page like this one to still be right.
