Where 30A begins
Santa Rosa Beach is the broad, welcoming western end of the corridor — the umbrella that covers Dune Allen, Blue Mountain Beach, Gulf Place, and Grayton. It’s the most varied slice of 30A: Gulf-front estates and cottages, canal and bay homes north of the highway, gated communities, and some of the best value on the coast. Rare coastal dune lakes, the shops and restaurants at Gulf Place, and a string of public beach accesses make it as livable as it is beautiful.
The Area
A little bit of everything
The west end has range. Gulf Place anchors the area with shops, dining, and the Saturday farmers’ market; Blue Mountain Beach climbs the highest coastal dune on the Gulf; and quiet neighborhoods tuck between coastal dune lakes and the sea. Whether you want Gulf-front or a value cottage a few blocks back, Santa Rosa Beach has more options than anywhere on 30A.
Beach Access
Public accesses, up and down the west end
Santa Rosa Beach has some of the best public beach access on 30A. Regional Beach Accesses at Ed Walline (the Gulf Place area, with parking and restrooms), plus Gulfview Heights and Blue Mountain, put the Gulf within easy reach — and smaller neighborhood accesses fill the gaps between. It’s a true public-and-private patchwork: many homes here carry deeded community access, while day trips lean on the county’s regional accesses. And along all 26 miles of South Walton, the wet sand is always open to everyone.
