The State of Rosemary Beach · Q2 2026
A rarefied market built on scarcity
Rosemary Beach trades on something you can’t manufacture: a fully built-out, walkable town with European bones and only so many front doors. Over the past twelve months, 32 homes changed hands here at a median of $3.43M — a boutique, top-of-the-market corner of 30A where a handful of sales set the tone. The story of the year is a strong winter-into-spring season, a steep premium for single-family homes over condominiums, and a first quarter of 2026 that brought out the most decisive buyers we’ve seen in a while.

Where We’ve Been
A full year of sales in Rosemary Beach
Thirty-two homes sold in Rosemary Beach over the past year, together worth about $135 million. Sales follow a distinct seasonal rhythm — the market came alive from fall into early spring, with eleven closings in each of the fourth quarter of 2025 and the first quarter of 2026, then eased into a quieter summer. In a town this small, that cadence matters: a single exceptional sale can move the median, so we read the trend across quarters rather than week to week.

Why Rosemary Holds Its Value
A town you can’t build twice
Designed in the 1990s on the principles of New Urbanism, Rosemary Beach was planned as a walkable European village — cobbled streets, hidden boardwalks, courtyard pools, and an architecturally strict town center wrapped around the Western Green and Barrett Square. It is essentially built out, which means supply is fixed no matter how demand grows. That scarcity, paired with one of the strongest vacation-rental reputations on the Gulf Coast, is the quiet engine beneath every figure on this page.
Where We Are · The Snapshot
Well-supplied at the very top
As of June 30, 2026, roughly 23 homes are listed for sale in Rosemary Beach and 2 are under contract — about 8.6 months of supply. At the ultra-luxury tier that is normal and healthy: buyers are discerning, homes are one-of-a-kind, and the right property at the right price still finds its person.
We’ve just begun hand-recording Rosemary Beach’s active and under-contract counts each month. As those readings accumulate, this snapshot will grow its own quarter-over-quarter trend line — check back next edition.
Where We Are · Speed & Segments
Fast when it’s priced right
Time on market tells the real story of demand. Across the year the typical Rosemary Beach home took about three months to sell, but the first quarter of 2026 was a different animal entirely — homes went under contract in a median of just 13 days at nearly 99% of asking. When the right home meets the right price here, it moves quickly.
Median days on market by quarter
Lower is faster. Rosemary’s quarterly median ran from a brisk 13 days in early 2026 to around 140 in the slower stretches — a reminder that in a thin luxury market, pace swings with the specific homes on offer.
By home type
Median sold price, trailing 12 months. Single-family homes carry roughly a 2× premium over condominiums.
The luxury tier
Across 32 sales in the past year. A single $15M sale shows just how high the ceiling runs in Rosemary Beach.
Where We Think It’s Headed
Steady at the top, rewarding the well-prepared
Put the pieces together — a fixed supply of homes, durable rental demand, and buyers who move fast when a property is priced correctly — and Rosemary Beach looks set to stay exactly what it is: a resilient, top-of-the-market town that rewards patience and preparation on both sides of the deal. We’d expect the familiar seasonal pattern to continue, with the most activity from late fall into spring. For sellers, the lesson of the past year is to price with conviction while attention is high; for buyers, it’s to be ready to act when the right door opens, because in a town this small they don’t open often. As always, the right move depends on your home, your street, and your timeline — and that’s a conversation, not a chart.

About this report. Figures reflect residential sales in Rosemary Beach (Walton County, ZIP 32461) drawn from the Emerald Coast MLS for the twelve months ending June 30, 2026. Cancelled, withdrawn, and expired listings are excluded. Medians are used throughout to limit the pull of ultra-luxury outliers, and in a small market individual sales can move the numbers meaningfully. This report is a general market overview, not an appraisal or individual advice. Updated quarterly by 30A Shores.
