The Grayton Beach Market Report

Where 30A’s original, most independent-minded town has been, where it stands today, and where we think it’s headed — in plain English, refreshed every quarter.

The State of Grayton Beach · Q2 2026

30A’s original, and still its most independent

Grayton Beach is where 30A began — the corridor’s oldest, funkiest, most fiercely local community, where the town motto is “Nice Dogs, Strange People” and no two houses look alike. Bordered by Western Lake and the state park that shares its name (routinely ranked among America’s best beaches), it’s a small, tightly held, almost entirely single-family enclave. Only about 18 homes traded here over the past year, at a median of $2.41M and a range running from $875K to $12.5M — proof of just how varied, and how coveted, this one-of-a-kind town remains.

Where We’ve Been

A year of sales in Grayton Beach

Grayton is a boutique market — just 18 homes sold over the past year, together worth about $62 million. With so few sales, we don’t read too much into any single quarter; the honest picture comes from the shape of the year as a whole. Activity held steadiest through summer and early spring, and prices span an unusually wide range for such a small place, clustering in a $2–3M heart of the market.

Why Grayton Holds Its Value

There’s nowhere else like it

Grayton doesn’t try to be polished, and that’s exactly the point. As 30A’s oldest settlement, it trades master-planned uniformity for character — weathered cottages beside architect-designed homes, dogs on the beach, Jeeps in the sand, and the tannin-dark waters of Western Lake spilling into the Gulf. Anchored by Grayton Beach State Park and a fiercely protective local community, its scarcity is baked in: there simply isn’t much of it, and there never will be. That’s what keeps values resilient here — thin sales or not.

Where We Are · The Snapshot

Few sales, deep choice

As of June 30, 2026, roughly 26 homes are listed for sale in Grayton and 2 are under contract. Against just 18 sales a year, that’s a lot of standing inventory — well over a year’s supply — which means buyers have real choice and room to negotiate, while sellers need sharp pricing and standout presentation to rise above a patient market.

Where We Are · By the Numbers

A high-end, single-family market

Grayton is almost purely a single-family market — 17 of the past year’s 18 sales were houses, not condos — and a high-end one, with an average sale north of $3.4M lifted by a pair of eight-figure gulf-front trades. Homes that were priced right still moved at a healthy clip, in a median of about 39 days.

Where We Think It’s Headed

Rare, resilient, and rarely for sale

Grayton will always march to its own beat. With a fixed, protected footprint and a devoted following, the town’s long-run value rests on scarcity more than momentum — there’s simply very little of it, and demand for that originality never really fades. Expect low sales volume to continue, a wide spread of prices, and standout homes to command real premiums. For sellers, presentation and pricing are everything in a market this patient; for buyers, the rare right listing is worth moving on quickly. As always, the right move depends on your home, your street, and your timeline — and that’s a conversation, not a chart.
