High Tides sits poolside, and there is a corner market on site for coffee, ice cream and the things guests forget. It sounds minor and it is not — buildings where people can get through a whole day without moving the car review better, and review scores are what drive nightly rate.

Tidewater is genuinely Gulf front — a private boardwalk and dune crossover straight from the property onto the beach. No road, no shuttle, no shared easement. Plenty of listings on this coast use “Gulf front” loosely; here it means what it says, and for a rental it shows directly in what a week is worth.

Thirty-three sales against 28 currently listed is an active building — roughly ten months of inventory turning over. Sales closed at 92.7% of the original asking price, so there is some room, but less than at Aqua.
The four questions we would ask on any unit here: what the HOA covers monthly; whether an assessment is coming, given the building is now approaching twenty years old; what the unit actually grossed last year from the owner’s statements rather than a projection; and which rental program it is in, because the terms differ and so does what you can do with your own place in season.
