Alys Beach is the top of the 30A market — and arguably the Gulf Coast’s — instantly recognizable for its gleaming white, Bermuda-inspired architecture and one of the most rigorous design codes in American town-building. It is rare, coveted, and expensive: over the past year 54 homes and condos sold here at a median of $5.82M, ranging all the way to $28M. But the real headline is momentum. Through 2026, sales climbed, prices pushed higher, and homes went from lingering for months to selling in a matter of days.

Even at the very top of the market, Alys Beach had a busy, accelerating year — 54 homes and condos sold, together worth roughly $353 million. Activity built quarter over quarter, from 10 sales last summer to 22 this spring, while the median stepped steadily upward. For an ultra-luxury enclave this small, that’s a remarkable show of demand.
